Business plan for taking on a partner

I am a small retail business looking to relocate my busoness and expand. I am looking to take on a working partner. Due to unlimited funds I can no longer afford to relocate the store on my own. I have started a good business and have an product that is in extreme demand. I have a few people who have approached me with money and want me to make them a proposition to become MY partner. I will want to keep atleast a 51% of control of the comapny, as well as keep my online store seperate from the store front. I would also like to try and ask for some money to take care of any existing bills, credit card, computer finances etc.
I am looking for a not so complicated buisness plan, something that is extremely in my favor. I do not need a partner nor do I have to move my location. This is just an idea for me to grow and possibly bring in more of a profit by adding new items and saving on rent.
I have had a few potential people who made it qwite clear that MONEY WAS NO OBJECT and feel this is a good time to make a move.
